Booking
The sending of the on-line contact form confirms your acceptance of the terms and conditions set out below. Each booking will be confirmed by us, as soon as possible after receiving the reservation deposit and only on receipt of this confirmation by you will the booking be treated as confirmed. The remaining balance of the agreed rental cost must be paid 8 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply.

Security Deposit
The payment of the rental charge confirms your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit prior to the return of the balance. The security deposit will be fully refundable prior your departure from the property, providing there are no claims against it. In the event of any excess damage of any kind, excessive cleaning costs or excessive use of electricity the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.

Cancellations
Providing that we receive written notice of cancellation not less than 8 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. Email cancellations are acceptable. The reservation deposit will be forfeited. If the cancellation is received after 8 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyond our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (without interest, compensation or consequential loss of any kind).

Responsibilities
All guests are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors, clean up tables, grounds floors and used inventory (as required / not in case of "all inclusive or roommaid eg. roomservice is booked"), etc.. At the end of the rental period, all utensils, carpets, furnishings, walls, fittings must be left clean and tidy. It is the guest's responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be take to rectify the situation.

Party Size
The maximum capacity that the house / maison / villa is 10. The accommodations cannot be shared or sub-let and only the persons of your group are permitted to stay in the property. Pets need permission. Persons under 16 years of age are not acceptable unless accompanied by parents or responsible adults.

Smoking / Pets
For the safety and comfort of all our guests smoking is only permitted within the tavern or on the terrace. Pets are allowed but need permission.

Liability
The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accommodations and amenities including the terrace is entirely at the user's own risk. Children must be supervised by responsible adults at all times when using the terrace. Glass or crockery is not permitted within the bathroom area. The owners or management company cannot accept any liability for any loss of rental time due to travel problem, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the Management Company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guests.

Arrival and Departure
Arrival and Departure dates and times are flexible. We give our best to make your stay as comfortable as possible.

Insurance
It is not a condition of the booking that members of the party are covered by travel insurance.

Force Majeure
The owner or management company as well as the hosts accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the booking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or construction in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyond our control.

Owners Access
The owners or their management company shall be allowed access at any reasonable time during your stay.

Law
This conduct is subject to and shall be construed in accordance with the bulgarian laws and all parties hereby submit to the exclusive jurisdiction of those Courts.

Code of Conduct
The holiday house at Shilkovci ("Maison Lake View") is a home for holiday communities. The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or the residents of Shilkovci. Please do not use the terrace, play loud music or engage in any activity which may cause inconvenience to your neighbors after 11.30pm or before 07.30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of Shilkovci or damage to any property, the owners or their management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, nor shall we pay any compensation, nor make any refunds due to this action.

How do we get from the airport to the villa?
We provide a full airport transfer service for four people (additional booking). Our driver will meet your flight at any time of the day. The driver has the villa keys and will drive you straight there. At the end of your stay we will drive you back to the airport.


Supposed we are more than four people?
If your group size is more than 4 then an additional car has to be booked and will be provided to follow or the driver will escort a hire-car as well, directly to the villa.


Suppose our flight is delayed?
Provided that we have the correct details the driver will wait through flight delays.
It is a great help for us if you telephone us in case your flight is delayed.


What will be in the villa?
We provide a small 'welcome' food pack containing coffee, milk, tea, sugar, orange juice, drinking water, beer, crisps etc if "all inclusive" is booked.


Can we get an evening meal?
We can also provide a 'late arrivals' food-pack - please contact us.


What should we bring on holiday?
Apart from the obvious things, such as passport, driving licence, sun cream etc. we would say the most important item is a mobile phone.


Can we bring our pet along?
Yes — additional tax is charged.
Pets are only permitted if you rent the whole house. Under circumstances due to the fact that ongoing other clients may have an allergy to animals.
Additionally clients are requested not to feed or allow stray cats or dogs inside the property.


Do we need to rent a car?
Car hire is recommended. Elena, Veliko Tarnovo and Gabrovo are only minutes drive away.


How faraway are the main attractions
The villa is only 10 min from Elena and 40 min from Veliko Tarnovo city. This is one of the major resons this is such a sought area.


What services are included in the rental charge?
The following items are included:
Preparation before and cleaning after occupation.
Linen - sheets and towels - changed weekly.
If your booking is for 9 days or less the linen change is not included.


How many people are included in the servicing?
Servicing will be provided for the number of people up to the normal capacity of the villa.


Suppose we need extra cots or beds?
There will be no extra charges up to the normal capacity of the villa.
The normal capacity is 10 adults - 3 double bedrooms & 1 tripple bedroom - plus a sofa bed in the living room.


What are the arrangements about water, electricity, etc.?
There are no extra charges for water, electricity. These charges are included in the rental price.


Do all of the rooms have mosquito nets?
Although there are no mosquitoes in the village, some windows are equipped with mosquito nets. The nets will keep you and your rooms safe from other insects.


What are the payment arrangements?
The deposit of 30% of the rental charge is payable on booking.
The balance is due 8 weeks before the start of your holiday.
The Inventory Deposit (150 €) is payable with the balance payment.


What does the Inventory Deposit cover?
Due to the contract that we have with our villa owners a refundable deposit of € 150 will be charged to cover possible damages, breakages and/or excessively dirty condition on departure.


How is it repaid?
Inventory Deposits should be paid with the balance payment and will be returned no later than 7 days after your departure. In most of the cases on departure.
